Credit Tips for Homebuyers
Here are some tips to improving your credit….
•Payment History – Pay your bills on time.
•Amounts Owed – Keep balances low. Ideally, for the score to improve carrying a balance of 10% is best.
•Length of credit history – Don’t close out those old charge cards. They prove you have a long standing credit history.
•New credit inquiries – Apply for credit only when you need it, when rate shopping for a mortgage or vehicle do this within a two week time span.
•Types of credit used – The system is looking for a good mix (revolving and installment).

Verifying Rent History
One of the top issues I run into as a mortgage broker is being able to verify a borrower's past rental history. Although not always required, when the bank decides they have to have the past history, they make no exception to what they will accept. If the borrower rented from an apartment complex or a property manager, they accept a verification of rent form, but most times they will also need a copy of the rental ledger. The issues arise when the borrower rented from an individual person. The only acceptable documentation is 12 months cleared checks for the rent history (front & back of check) They will not accept a letter from the landlord, and you have to have all 12 consecutive months.
